Our family struggled for almost three years trying to save our home. We were very hopeful that the bank would agree to a loan modification and we would be able to stay in our much loved family home. Our children grew up in the house, our grand children played in the house, we hosted numerous parties, sleep over’s, holiday celebrations and countless other events.

After an emotionally and humiliating experience with the bank, we decided to consider a short sale. Bernadette & Belland came highly recommended to us and we called and set up an appointment. We were very apprehensive about the entire procedure and were not looking forward to the meeting. Bernadette came to our house and spent quite a while with us; answering as many questions as we wanted to ask. She was knowledgeable and honest and extremely upbeat. She told us things that changed our prospective about proceeding. She explained that although this process is difficult, in the end we would be relieved. She was right. The process was extremely efficient. Lawrence was on top of things from day one and everyone associated with Bernadette & Belland was amazingly helpful and efficient. We appreciate that very much.

The house was listed and the process began. Again, Bernadette made everything as easy and comfortable for us as possible. To be perfectly honest, of course there were days when the thought of leaving our home got to us. People would tell us you take your memories with you, etc. etc. etc. and I wanted to say to them, "I don't want to take my memories with me, I want to stay with them here."

But then as time went by we began getting used to the idea and we received word that the house sold. Okay, now we were really moving; it wasn't just an idea any more. We found a lovely home in Irvine to rent and we have been there for two weeks.

We are slowly getting used to the idea and guess what? Bernadette was 100% correct. A huge burden has been lifted and we now can move forward with our lives.

In closing, I would like to say, this is a difficult decision you are about to make; one that you never thought you would be contemplating, but the world is a different place and things have changed.

If you have tried saving your home and realize it's not going to happen, I suggest you consider a short sale. If you do I definitely suggest listing with Bernadette and Belland. There is no one better.

One of my earliest childhood memories was overhearing my parents in the next room discussing their finances and reassuring each other with, “Good people pay their bills on time” and “paying off our mortgage early will guarantee our financial future”. Practicing this “monetary mantra” created my own lifelong habit of trying to do the right thing when it came to money. I not only paid my bills on time…but ahead of time. Even an overdue movie rental could make me feel like a deadbeat loser. I was brought up to believe that honest, hardworking people don’t falter on their financial obligations…even if it’s a 99¢ thriller.

Reality check. Guess what? Some fifty years later I found out that money principles change. Yes, the numbers can lie. Sometimes “good people” who are honest, hardworking and responsible… experience financial adversities. Sometimes “good people” who cut corners every way possible… cannot make their mortgage. Sometimes ”good people” who have always been creditworthy are now underwater on their home loans and are sinking fast.

Don’t panic. You are not alone. Many of us suffer from “Money-neu-cle-osis”and are feeling the symptoms of the current housing pandemic. It is stressful. It is scary. It feels like you will never recover…but you can. The antidote is to take immediate action, PRONTO. If you don’t want to become just another statistic you must move quickly. You must enlist the right “specialist” to treat your problem. This professional must be proficient in doing this “operation” called the short sale. This person must be able to take you through the painful Short Sale process and ultimately get you healthy again and back on your feet. Again I remind you that help is out there. You just need where to look.

Dear Lawrence & Bret:

   What I would first advise someone contemplating a short sale is to
visit the website of Bernadette & Belland and read each of the
many links under the short sale heading.  This should alleviate some
of your perspective client's concerns.

   Although I am still in the initial stages of a short sale with Bernadette &
Belland, I have found the following points stated in these links to be
true:

1.  The amount that you are upside down to a lender or lenders, may not
be crucial or even matter, as in the lender's view, to comply with a short
sale is only an economic decision, relative to what it will cost the lender,
were they to pursue a foreclosure and the legal costs to  the lender,
associated with this foreclosure process.

   Secondly, the amount that the lender might agree to absorb or forgive will
be affected by the economic reality, that real estate values will continue to
decrease in the next, two years, giving the lender an incentive, to agree to
a short sale now.

2.  I would ask your perspective clients to also note that the average
amount of indebtedness on past, closed or resolved short sales, was in
the amount of $276,000.

3.  In one of the links, there is an opinion that if there is a secondary
lender involved (an equity line of credit lender), that this entity might be
pivotal or critical in their ability to either cooperate, approve or derail
the entire short sale process at any stage.

   The opinion also gives the impression, that the larger the lender, who
is in second position, the more likely that bank or lender is to be willing
or able to absorb a greater loss and agree to a short sale, as they may
take the largest, proportionate loss.

   This has already been proven true, early on in my short sale situation,
where the secondary lender, is one of the largest mortgage lenders in
the country.  Apparently, it took that lender less than one week to agree
to accept or settle for less than 5 percent of what they were owed, with
the knowledge that the primary lender might offer them even less at a
later time in the process.

   Additionally, I found not only the information on the Bernadette & Belland
website informative and comforting, but my meeting with Mr. Belland and
his other associates were also encouraging.

   It has also been my experience in the past two months, that as I have,
any perspective client can expect weekly updates initiated by Mr. Belland's
associates via telephone and through e-mails, as well as having  all calls
returned in one business day (not ignored or delayed) and that additional
concerns which may subsequently and invariably arise in the short sale
process, answered, also within one business day.

Bernadette & Belland… and the entire team,

I am now settled in a small two bedroom condo about two milesfrom where my old home was. When I say old home, it was built in 2005, about 2700 sq. ft., and was in a very safe and pleasant community. I purchased my home for approximately $464,000.00 with about $80,000.00 down from my previous home sale. We all know the sad story too well about the downturn of our economy and also the housing market in 2008. Well I was one of the victims of the large corporation’s evil mastermind and of BofA CEO's to inflate home values and qualify just about anyone for any amount to benefit their pockets. After a loan restructure in 2009, I made the payments and followed BofA's plan. To my surprise, I learned that BofA could not find my payments and continually threatened me with foreclosure. After I proved my payments were made (nine months worth) they managed to find my funds in some ghost account and applied it to my loan. But here's where it gets worse - they charged me for drive bys to confirm someone was living there during this time; they charged me penalties and interest on the months I made payments when they lost track of my payments, and to get back on track I would have had to come up with a lot of money I did not have. I took action to purchase a small cabin with alease option but the owner changed her mind after the year was up. So here I am, living in limbo in my home and waiting for aknock on my door telling me to leave.

Well, low and behold, I received a default notice and then aforeclosure notice on my door. I learned of Mr. Belland and his team from a professional acquaintance and made contact withBernadette immediately. The team did everything they could to help me; kept me informed, explained what the worse would be, and was by my side all the way. They sold my home in a Short Sale and I felt good thinking I would have some more time to find a place to stay. But the investor decided to sell the home at a foreclosure sale instead. Get this, they sold it for only $4,000.00 more than the Short Sale offer and they never considered me with a loan reduction for the amount they sold it for.

My advice to anyone reading this is to be prepared. Contact Mr. Belland's office for Real Estate Broker advice and also save your money. Have someone available in case you need aco-signer for a condo or apartment. Have garage sales in advance. Give all of the items you no longer use or need to the Salvation Army or another charity of your choice. These items are replaceable but your mental and physical health may not be. You will likely have to down size so let go of things you want but really don't need. If you wait like I did, you will be overwhelmed - I was!

FROM ANN PATTERSON To Save Our Home,

   We loved our home with our pets, flowers, vegetables, workshop, chickens and rabbit.  Physical disability and serious pain suddenly reduced our income by two-thirds and eventually we knew that it was impossible to continue to pay the $1,210 mortgage payment plus over $300 for taxes and insurance.   We contacted Citi-financial, our mortgage company to apply for modification of our loan.  Their official answer was, “as long as you can make a payment, we cannot help you.”  Therefore, we quit making the mortgage payment.

   Four months later, the mortgage company began to threaten us.  Starting in November 2010, we applied for modification, our legal right; however, they would do nothing except send letters and phone calls threatening foreclosure. Next, Citi-financial set a foreclosure sale for April 11, 2011.  We continued to ask for modification, but got no results.

   As a last resort, I researched then responded to a letter from Lawrence Belland of John L. Scott Real Estate Services and asked about a Short Sale.  He started by putting our home on the market at half the amount owed to Citi-financial and within a month, an offer was received. Suddenly, as quickly as Citi-financial received notice of the Short Sale offer, their representative called me immediately and asked:  “Do you want to keep your home or do you want to sell your home?”  My response was:  “Since November, I have been telling you that we want to keep our home.” He acted like was the first time he had actually heard me. He put the foreclosure sale on hold; and, for the third time, I sent all relevant information for his promised modification. 

  Within two weeks, Citi-financial offered to reduce our interest from 6% to 2% and our monthly payment from $1,210 down to $674.  Now we continue to live in the home that we love with our pets, flowers, chickens, turkey and rabbit. If I had not responded to Lawrence Belland of John L. Scott Real Estate Services, the foreclosure would have ‘gone through’ and we would now be homeless.  I am thankful for their work to market the Short Sale that ended up saving our home.

   I absolutely have NO problem with you sharing this letter or, my name for that matter, with anyone going through a hardship regarding their house. Personally, I've owned seven homes over the years including the one that you sold for me when my mother got sick and I had to make the decision (At the worst time for me) to sell our home and move back to California with a very unsure future in store.

   The first problem was that I had this HUGE commitment (My house) that I knew was going to be hard to sell at the time. I was forced to choose between taking care of my mother or, staying in Oregon and taking care of my obligations. I thought I had it solved when I finally rented it however, the party that leased it from me broke their lease and I was back in the same position. I contacted the lender whom showed no mercy due to my "gross" income. Why these idiots couldn't comprehend how much is going "out" has nothing to do with what is coming "in" did nothing but infuriate me. My loan modification was denied, and I was mad. I decided to try to sell it regardless of the lousy real estate market. The stress involved with leaving our home would be unexplainable to anyone that hasn't experienced it before…    what a !?#$@!"* Nightmare!

   We contacted your office and boy, am I glad! In spite of all the stress, anxiety and other wonderful feelings we were experiencing at the time, your team helped us SO much with your understanding, efficiency and professionalism. I think you ought to give seminars to all the other realtors in Oregon in this disaster of an economy. The advice I would give to the other people out there is that losing your home or, selling it as a "Short sale" is not the end of the world. Embracing your family and loving them as much as possible should be the point of focus. After spending time in Asia while serving in the US Air Force and seeing how it was possible for people to actually survive was my motivating experience through this difficult time. Humans can survive in some of the most horrendous circumstances one can imagine.

   Anyway, my house finally sold and I was hired by a great company. Though my mother is now in a nursing home and my father is soon to join her, life is generally better. We pray a lot and go to church as regularly as possible.

  Sorry for the delay in responding. Been hectic with graduations and birthdays and what not. But if I were to share my experience with anyone considering a short sale or feeling like they are at a crossroads and are not sure if a short sale is the right path, here's what I would say:

  There are times we reach dead-ends in our lives that are in-fact not dead-ends, but instead, are crossroads ---- crossroads that we can make better with the help of friendly, caring, expert professionals.

   I was at that point in my life when I realized the beautiful home I bought in Ladera Ranch was more of a sinking ship than a dream home with equity. I was at the point where I thought "Do I walk away and let the bank foreclose on me?" "Do I try and make it work - maybe get a 2nd job (when I know I'm already tight on time with 2 children and a full-time job) or maybe even borrow money from my parents?" "Do I try and short sale? But wait, what is a short sale and isn't it just like a foreclosure? And if so, why even bother. Why not just foreclose on our home and start fresh?"

  This is where Lawrence's team came in and not only answered my questions, but guided me through every step of the short sale process and set me up for a better tomorrow, a better future. And to this day, I still get emails from B&B giving me advice and telling me to be sure I contact them when I think I might be ready to buy a home since they will tell me if it is truly a good time or not.

   After reading up on what a short sale was about and consulting with friends, family, and most importantly, with Lawrence's team, I finally understood that a short sale was the way to go. It was the BEST way to go versus foreclosure and even versus trying to make it work. Why invest my heard-earned money into a home that had completely lost its value (over $200K!) and that would take YEARS to recover or even break-even? Why not save my money now for a better tomorrow instead of trying to unsink a ship that was pretty much sunk?

   I bought at the wrong time and was one of the unfortunate ones who was hit hardest by the housing market crash. As much as I did not want to let go of my dream home, I knew it was for the best, AND, I knew that by going through this process now, I could start fresh and one day in the future and buy another home at the right time.

  My short sale process took about 6 months (Lawrence, please correct me if I'm wrong....I think it might actually be less than 6 months) - but the process was actually faster than average which of course depends on your bank/lender's process and willingness to move your short sale along. But whether it took 3, 6, 9, or 12 months, I felt at ease as Lawrence's team handled it all for me. All I had to do was be patient, save my money each month from the mortgage I was not paying while in the short sale process, and wait for Lawrence's team  to tell me when they were ready for me to sign the closing papers.

   I did not owe a dime through the entire process and did not owe a dime to the bank - even though they initially tried to ask for thousands to close. After we closed on the home, I was able to rent a home with a simple letter of explanation about the short sale on my credit report to my new landlord. Since the rest of my credit was spotless, the short sale was not a problem at all. 1 year after the short sale, my credit was almost fully-recovered. Two years later and I was getting credit card offers in the mail again, my credit has fully bounced back, and I was able to purchase a car with my husband.

  Was a short sale the better choice? ABSOLUTELY. Could I have done it without Lawrence's team, ABSOLUTELY NOT. Their expertise & care along with my willingness to trust them with the short sale process and to give the short sale process a try were key. The way I saw it, if the short sale process did not work, I would simply end up where I was at the beginning... in a state of foreclosure (which takes 7 years to recover on a credit report). A short sale is nothing to be embarrassed about. It is the best choice for you/your family and for a better future, sooner.

   We had tried various avenues of re-mediating our woes with our condo which was upside down by more than $150k.  We ran into scams, lack of communication, and pure rejection until we happened to run across a letter from Lawrence Belland of John L. Well Lawrence…

   My marriage fell apart and when my ex moved out I hired a company that “guaranteed” they would get a loan modification approved for me or they would refund my $2500.00.

   Over the course of 8 months I faxed document after document after document… most of the time it was the same ones as before because the other documents expired. They never called me to give me updates and I always had to initiate the contact.

   I was so fed up with all of these demand letters I ended up calling the mortgage company and they tell me they haven’t talked to anyone about my modification. Then the company shut its doors and locked out the workers in the loan modification department is the line the company used. I demanded my money back and poof they were gone.

   The next useless avenue I took was with the so called government BS plan to help the homeowner. What a lie that was….I filled out 37 pages of info again…had to get county records and bundled it all up to have them say no!!!!

   In the mean time I worked with Citimortgage to beg for a doable loan modification… jumped through all the hoops and they send me a letter of denial. The next day I get a modification agreement sent to me. They knew about the divorce and the financial difficulty I had and they knew that I wanted to make good on the house I had for the last 10 years. Citimortgage increased my monthly payment by $600 and expected me to pay more with a single income! So in reality they never had the intention to make a reasonable loan modification. So our idiot President with his idiot congress gave the banks billions and they only helped less than 1% of the modifications asked for.  Yes I am soured by the experience. So next I get served no less than 10 times announcing my auction date.

  I get a letter from Lawrence and gave him a call. I was walking away from my home I worked so hard for.

  Lawrence and his team were the only people that did what they said they would do.

   Yes a short sale is better than foreclosure yet to this day I have no joy or relief from the loss of my home. The buyers got a great house for a steal of a price…..at least someone gets to enjoy it.

   It's tough to decide what to do when you're in a tough situation.  I was in a situation where I didn't want to sell my home since I was in my home for 8 years and watched it being built from the ground up. I loved my home, and put a lot of work into it, but I knew I could no longer afford the payments after being unemployed for a year and having a death in the family at the same time.

   I tried working with the lender to do a loan modification, but the lender would not work with me at all. I did not want a foreclosure on my record, and I knew I needed to do something before it came to that, doing a short sale was the best thing I could have done at the time.

   It's been 2 years now and the time has gone by fast and it has given me some time to get my financial situation back on track and see that there is a light at the end of the tunnel.

I am Cheng Saephan, and very much appreciated the Lawrence Belland Team.

   They had helped me a lot, the way the economy was sinking my house had gone "under water". I lost my job and could not keep up with the mortgage payment. I owed the bank over $250,000 and the bank kept sending me letters and calling me.

   My home was about to foreclose and Lawrence and his team helped me short sale the house, pay off the bank, and write off the balance.  I do not owe any money to the bank!

I will probably never understand the financial structure and incentives for banks to prefer Short sales over trying to work with homeowners to keep them in their homes but I do understand the confusion, loss, grief, and at time fear that is evolved with going through the Short sale process.  If any bit of my experience could soften or help someone else I would be more than glad to provide this service.

   Once again, we wanted to say thank you for all your efforts and getting us through the short sale.  In my rush to send you back our story I signed our name wrong. We would rather sign our letter (if you are going to publish it) using our combined initials, K.D. Olson-Wilkerson instead.

   We also want to take a minute to brag on your team, Katie and David. Both were excellent in communicating with us and showed care and concern when answering our questions and frustrations. There were days when Katie and I talked 4 times a day and we knew she was burning the midnight oil many times. Of course this whole short sale could not have happened without you. We want you to know we appreciate the $5,000 moving expense, which we will put towards our new home, and for paying off the tax lien that never should have been there. About my experience,

Our house was on the market for a little over two years. We had to leave and move home (4 hours away) when our two oldest sons were diagnosed with autism. We had no job, no money and we had to move in with my parents for 9 months with three boys, all of that on top of the drama of learning how to be parents to these special boys. When we made the decision to put our house on the market as a short sale and have Lawrence Belland's team representing us, it was because we couldn't handle one more thing on our plate. Although our bank was difficult to work with and several offers fell through, our team stuck with us, took care of all of the paper work and details, kept our home out of foreclosure and ultimately got it sold. I honestly don't know how we would have made it through the past two years without such an incredible team behind us... knowing that they had our house situation covered let us focus on our family. My husband now has an incredible job and is boys are challenging but amazing and continuing to grow and improve daily. We are so thankful for Katie and the entire team.

If you are feeling overwhelmed, it's OK... it's normal and it may take a long time to recoup what you've lost... but it will happen. For us the blessing of loosing almost everything is that it forced us to really appreciate and value the true lasting blessings in life... family, love and friendship. Hang in there friend... it will get better!

To Whom this may concern: I had challenges I  was facing of losing my home scared of losing my job , people knowing at my door calling and ect: you name all he thoughts that where going through my mind day after day and night after night  and not sure what I should do .
